We need to be building 1.8mm+ SFH / year to come close to meeting demand. I don’t believe we have enough lumber to supply 1.8mm home builds. Not even 1.6, IMO. Unfortunately, we can only complete 1.3mm/ year. We definitely have enough lumber to supply 1.3mm.

Fixing this requires re-defining "Stakeholder". "Someone with an opinion" is not a Stakeholder. You need 1 of 4 things to be a Stakeholder: Land, Money, Entitlment ability OR Tenancy. If you offer NONE of these, you are "Someone with an opinion".

NYT: “Construction productivity has steadily declined over the last 50 years.” The root cause is simple: 1) Too many “stakeholders” with input into a now-broken public permitting process; 2) Regulatory process & ordinances that have spread cancer-like into every step.
