Decoding real estate beyond noise @ https://www.groundlens.in/
So today, I introduce myself as Property Decoder @ Ground Lens — A dedicated consumer centric knowledge platform built to decode how real estate really works. For a long time, I myself have faced a massive gap between what’s projected and what’s real in Indian ‘Real’…

🌻Announcement🌻 A Small Change, A Bigger Purpose After much thought (and a fair share of nervous excitement), I’m making a small but meaningful shift. I started this account on X with a simple intention: to share my learnings, question dominant narratives, and connect with…
The Ease of Getting Away with Real Estate Scams in India Saw this post on LinkedIn and then dug deeper… found out the art of turning defaults into "new opportunities". This developer, accused across multiple projects from Noida to Faridabad, Mohali to Goa, linked to delays,…

Very true but Navi Mumbai builders shouldn't get greedy this time. Let organic growth happen first with job creation led migration like Bangalore based builders kept their restraint for long and are still not very hyper like once Mumbai ones were and NCR ones have always been.
A reason why I'm bullish on Navi Mumbai is that most builders there are experienced hands. They have large plots. They will hunt for fast sales than fast price inreases. Like Bangalore players. That is the best way to drive migration. And real estate is all about migration
May I know, what's the purpose of running a sponsored "ad" of such screenshots?

It was early 2021. Visited a builder’s office in Gurgaon, almost empty. Sales team looked nervous, ready to sell below their pre-Covid prices. Everyone feared “WFH forever” and “no housing demand ahead” was the mood. Even brokers I met/discussed back then were anxious,…
Gold, luck, Buffett, and Dhoni Gold has been on a roll, rising more than 61 per cent during 2025. My last significant investment in gold MFs was back in March 2021. Since then, the value of my gold portfolio has risen considerably, and I have seen some investing success. So,…

I never get people, especially finance/real estate influencers or experts, whose only job seems to be creating urgency. "Buy a house today… you won’t be able to afford it tomorrow!" "Invest in gold or silver now… tomorrow it’ll be too late!" Morning, evening, late night,…
In this case, capital appreciation has little to do with Gurgaon or Indirapuram specifically, it’s more about timing of his purchases in the real estate cycle. Such 2–3× capital appreciation in a short period is mostly seen in macro-driven real estate cycles, where micro-level…
Near Indirapuram. It has appreciated now coz of Delhi Meerut expressway. But it took a long time. Meanwhile the one I bought in Gurgaon, doubled in 2.5 years.
This is how I see this: ~ 60% of America’s Motel Real Estate is now owned by Gujaratis, mostly from the Patel community. That’s a staggering footprint for a group making up barely 1% of the U.S. population and is actually quite a collective feat of the community. What began…

Many may not agree, but if today India decides to build and maintain high-quality, walkable footpaths nationwide on mission mode, wouldn't just enable people to walk safely, but could make India 'run' faster toward becoming a developed country.
youtu.be/1FC-8K-7QLo Excellent video covering more aspects of urban walkability. I'm overjoyed this is getting more attention, it's about time the authorities notice these trends. Speak out, speak loudly, change is coming! Looks like your boy also made it to the video btw :p

Why Indian Cities aren't Walkable | A Quint Original Documentary
This is what happens when real estate boom runs quite ahead of ground reality. New launches in GIFT City are now priced higher than nearby Ahmedabad and ~2x of Gandhinagar. That's why unsold inventory is climbing, as heavy speculation outruns real demand and on-ground progress.…

Dear property buyers, why the PRESS wallahs never say: SKIP NEW PROJECT LAUNCHES Most new project launches make the Primary Real Estate Sales Syndicate (PRESS), those working in and around selling developers’ projects, richer, not you, the buyer. The PRESS wallahs work 24/7 to…
Dear retail investors, why the OPM wallahs never say: SKIP THIS IPO IPOs make those working in and around the business of managing other people's money (OPM) rich, not you, dear retail investors. The OPM wallahs work 24/7 to first build and then maintain the mood of IPO frenzy…

"Forests are an acceptable sacrifice for housing stock." 🤣🙏

Noticed encroachers in Gurgaon getting nervous ever since this public officer was posted here. Hope he keeps up the good work and isn’t transferred anytime soon to make city encroachment-free.
#WATCH | Gurugram, Haryana | RS Batth, Nodal Officer and District Town Planner (Enforcement) for the Gurugram Metropolitan Development Authority (GMDA), says, "I have been appointed as the Duty Magistrate, and this action is being taken by the HSVP. There are 250 illegal jhuggis…
Seeing so much euphoria around rising gold loans... “unlocking” gold to fund consumption or investment. But what if the last lines of this (quoted) post are true? "Nonetheless, this rapid growth echoes the post-pandemic years, when income pressures drove households to borrow…
Why your gold is now more powerful than your credit card For the first time, loans taken against gold jewellery (gold loans) in India have surpassed credit card debt. Banks had extended a total of Rs 3.06 lakh crore in gold loans as of August 2025, surpassing credit card debt,…

A recent study shows that Hyderabad’s water bodies (especially lakes) shrank ~500% between 2000 and 2020, from about 12,535 hectares to just 2,280 hectares. Why in India, when real estate booms, livability dooms? More towers. Lesser water. Higher prices. Lower quality of life.…

Very true, literally there has been very little planning beyond main/master roads. Some lucky buyers may make it to their luxury condos through congested narrow lanes, but for many, just reaching their housing society might be a task, with no proper approach road in sight due to…
This is a good example of how most Indian cities have grown without any proper plan. It starts with open land and narrow village roads. Then, builders buy parcels of land and erect tall buildings. The internal roads that connect to the main road are rarely improved or…
Now you know why slums and unauthorized colonies kept sprouting across our country in the last so many decades. When a vote bank can be kept happy by letting them live in unhygienic/dreadful conditions by encroaching public land, then why they would have built ample formal EWS…
