After the backlog at the Planning Inspectorate, appeal decisions are now coming through. 2 successful appeals this week! For a residential lodge in an orchard at the periphery of a small settlement, and an affordable led exception scheme with a self-build home for the landowner.

Following ten months of negotiations with local councils and planning officers, I was really pleased to obtain planning permission for five Mitchell Architect designed split level homes on the periphery of Truro overlooking Kea valley. Perseverance paid off!

Another successful appeal decision today. A peripheral site for a substantial single dwelling in a small settlement coastal location. Inspector agreed with propositions that Restronguet was a small settlement and that land constituted garden to an adjacent dwelling.
Good way to end last week with a late Friday receipt of a planning permission for a detached infill dwelling in a creek village location. Simple contemporary design that reflected the maritime connection.
Great start to the year with the receipt of a successful appeal decision for planning in principle for five open market dwellings outside of a NDP settlement boundary. I think Inspector’s are realising NDPs shouldn’t be restricting acceptable sustainable housing developments.
Good to have achieved permission for a dwelling in a peripheral garden to a settlement. The officer had advised Parish Council of his reasons for refusing consent but after my further submissions issued a delegated approval. Working hard for the right decisions for our clients.

Attending the first Royal Town Planning Institute General Assembly meeting on the year. Considering changes to the RTPI constitution and a report on the Future of the Planning Profession today. Also virtually attending the RTPI presidential inauguration.
Good start to another potentially difficult year. Permissions achieved so far include full planning, Part Q prior notifications and Certificates of Existing Lawful Use for dwellings. Some rewarding and strong negotiations resulted in successful outcomes.
On its face; maybe. But I would suggest that it is reasonable to provide a time period that could reflect the potential to achieve a return for any investment required. It would be concerning if it was extended for a month as businesses would not have the chance to recoup costs.
Any reason given for the 12 month extension to takeaway use for pubs? As they are due to re-open in 2 weeks that seems to be a tad unnecessary........😜
