Another small change we are making: getting rid of the pony wall at the primary shower

We made some small changes in the 2nd phase improve the floor plans. One of the plans calls for 4 3’x7’ windows on this wall, but it’s so close to the neighbor the blinds will always be drawn. So we put 3 transom windows that will still let in plenty of lights and give back the…

Anyone know if Houston is complying with SB840 which went into effect 9/1, especially regarding the parking mandates? I haven’t seen any announcements from the city yet. @StrongTownsHTX @nahomtesfa @DonovanBuilds @stangeorge

The construction loan took a while to close(another story) and we didn’t start until beginning of June. So any hopes of catching the tail end of the summer market is gone. But things are moving very quickly, we’re starting mechanicals and hope to finish the first units late…

This a first…tenants moved out and we discovered (not at first) that they painted the shower tiles and put a marble like wrap film on top of the half wall. I guess they really didn’t like the gray tiles so they painted them a lighter gray🤦‍♂️

We just got approved for another construction loan to finish this development, 21 more homes to go! @ZeroBasis might think we’re crazy personally guaranteeing millions of loans on building spec homes😅

About forcing people to give up property rights, it happens more often than you think and not just in California. In Texas, in order to approve a plat (often times a prerequisite of development), a city will require a portion of your frontage be dedicated to ROW, be it 5’, 10’ or…

BREAKING: The Yus are trying to build a house and ADU unit in East Palo Alto, but the City is trying to force them to dedicate their ADU permanently to “affordable housing” or pay the city $54,891.

Walkable Suburbanism

Build walkable communities. This new 140-home development we just completed is walkable to a full-service gas station and liquor store, which is just 3.7 miles away (see the red dot). Our lives don't have to revolve around cars.

Yep, had a rental property that previous owner planted bamboos, such a nightmare, they just outgrow everything else. Eventually had to get rid of them

Single dumbest thing I've done in the real estate business (I think)

Turned out they’re actual legit. They recently recovered about $3000 dollars of refund from the county. It was from some overpayments of property taxes by a title company years ago on a loan closing. Apparently there’re millions of dollars of refunds available sitting in…

Is this legit or a scam of some sort? Too good to be true? I don't recall having any credits from the government.

A local Texas bank recently told me that they are very concerned about the economic impact and the global downturn due to the tariffs, so much that they have retracted the approvals for all construction loans in the pipeline for everything back dating to the beginning of the…

LOL. Maybe I’m developing in a different Houston. One review cycle takes about 2-4 weeks and it takes multiple review cycles to get permits approved. 10 days would be great if it were true.

Staying true to Keep Austin Weird

Austin City Council passed a flurry of regs today. Including a massive expansion of the Wildfire zone taking up 77% of the City. Huge changes include ban on flower beds within 5 feet of home, wood fence within 10 feet an increase in fire inspections/reviews in most of the City

Apartment rent growth is slowly crawling back up as expected, reaching a 21-month high of 1.1% year-over-year in March 2025. Remember that this is new lease rents only -- and there's a 12+ month lag to when it shows up in CPI.

Real estate is hard enough, try to ride the demographic tailwind if you can

Here are the top 20 fastest-growing metro areas in the country, according to Census data released yesterday. Highlights: 1) Florida and Texas still dominate, taking 12 of top 20 spots for markets >500 ppl. And if you include smaller markets, the pair represent 23 of top 50. 2)…

Another closing and another buyer getting paid at closing. We have had 4 buyers so far that used this unique program. Yes, they’ll have virtually 0 equity and higher monthly payments, but they don’t need to put anything down and even get paid sometimes.
