So many complaining about current market environment, meanwhile I’m rejoicing over Land Contract Szn I negotiated a $10k down, 2% interest land contract with an 8yr term on an industrial / office building for our management company. Closing this week! Creativity wins! 😏

Offered $550k on a beautiful 8 unit Seller countered $570k - said address wrong in LOI Turns out, he owns neighboring 8 unit (almost identical) , except his needs a ton of work Resubmit LOI at $480k Seller said $500k take it or leave it. I’ll take it! 😎
