Turns out you can more accurately compare REIT managed storage units to non-REIT units if you apply a $/SqFt discount, expressed in the graph below. Note spikes at ($0.10) & ($0.25). Perhaps a rule of thumb REITs are using. Thought this was interesting. 🧐🤓
