A sign being two millimetres too small has nothing - nothing at all - to do with 'building safety'. The Building Stoppage Regulator (Est. 2022) needs abolishing.

It’s amazing how hard people find it to look beyond the intent of policy to its effects. It’s already clear the Building Safety Regulator was a bad idea, on its own terms, because by slowing housebuilding it continues the kind of overcrowding that makes buildings unsafe.

This is absolutely right. The current planning system reinforces the plc housebuilders' oligopoly, making it difficult for SMEs to scale. That's why planning reform is necessary—we need more competition.

Precisely. And that will only come by de-risking planning. This need not mean “a bonfire of the regulations.” It just means establishing clearer & locally acceptable requirements for intensification & growth do that a far, far wider range of individuals & firms can create homes…

The thing is, we're way too reliant on big housebuilders to deliver the homes we need. Of course they'll say that planning reform isn't the main issue because—to them—it's not. What we need is diversification: 3,000 developers building 100 homes; not 30 companies building 10,000.
