And this is what happened in the last decade. Prices were high (over 5x incomes in red) in just a few places 10y ago. Now the cancer has spread to much of NZ.

In Generation Rent, the Eaqubs find only 4 years in which NZ house prices have fallen in the last half-century, though the figure is 19 if you include below-inflation rises. But prices "have never really fallen sharply or for a sustained period".
