Everyone wants to take on entitlement risk until you realize your 100mm+ dream depends on a board made up of 2 Parks & Rec side characters, an octogenarian retiree w way too much time on their hands, and someone God created to specifically stymie any chance of housing being built

Hearing the partner you are working on a deal for say he “hates golf and can’t go skiing anymore cause of a bad rotator cuff” is a new level of dread when you realize he’s also divorced and has adult children but no grandchildren

In the market I work in (NE Coastal) it is basically impossible to get to an UYoC that would get approved by DC without having a blended avg rent of over $3,200/mo. Factor in many of these deals have affordable components that severely drag down the BA. Its just math.

Is there value in office REITs now that JPM made that announcement?


I was part of a group that owned a big piece next to the now infamous LIC Amazon site. I imagine the joy we had in the office when they announced they were coming is similar to what many office owners are feeling today.
