Not to take issue with you, but absent the inception of the Lease Term, all of the other important provisions aren’t in place: Insurance, Indemnity, Subrogation & even Bldg. Rules/Regs that bind the new Tenant; even without Rents, these provisions are core to the LL & Asset. :)
Lease should be structured so that the total lease term is tied to the Rent Commencement, not lease signing. That always gives you the full X years of rental payments.
