Why is it always the solicitors who insist on a deed of variation for the smallest thing, are the ones who refuse point blank to obtain one, even if there are major issues that need rectifying?


Agent been a pain throughout. Finally had what I need to exchange and emailed her to say that and I have several completions today so don’t chase and I will let her know once exchanged. She then sends an email to all parties saying I am ready and to contact me to exchange 🤷


First COT of the year rejected for putting 2025. Got through 2.5 days.


See estate agents posting online that they can’t wait to get back into the full swing of things and this is going to be a good year and the conveyancers are like ‘please don’t make me go back’ 😂


First day back from the Christmas break. Email from clients who are selling and exchanged to complete next week, ‘we’ve changed our minds’… 2026 off to a great start.


Imagine taking over month to respond to enquiries, then responding to them today and in the same email stating that your clients require exchange before Christmas. The audacity of some people 😂


Today is the 17th December. Our last day for completions prior to Christmas is the 19th. Yes still I am having emails and calls from clients and agents asking if we can complete before Christmas 🤷


If you insist on emailing everyday for an update, please don’t start each email with ‘sorry to bother you again’, as you clearly are not.


Busiest week of the conveyancing year. Last thing I need is an agent asking if contracts have been issued on a sale where the memo was received on Wednesday!


Factory firms are getting worse. Got a purchase on with one and getting replies and amended documents from them has been very difficult. Finally in and we’re trying to propose a date. Email from them this morning saying they have not heard from us since issuing contracts 🙈


Had an agent email to query what enquiries we had raised, as the seller had received a list of ‘stupid’ questions they did not want to answer. Going to be a fun transaction 👍


I wish there was an option to select when trying to expedite an HMLR application for the reason being ‘client is chasing non stop’.


Just come across a job advert for a conveyancing solicitor detailing the benefits. No mention of salary and one of the benefits listed was ‘make the office your own’. Surely this is code for, we are very disorganised and need someone to sort it out.


Love being the scapegoat. Answered the enquiries from instructions and buyers have told the agent that: 1. I am refusing to get the boiler serviced. 2. I am not willing to confirm that there is a right of way over a lane, because there isn’t and a policy has been offered 👍


Agent asks for update Friday and I reply saying replies have come in that day, will need to be reviewed and reported on. Email on Monday from client: ‘Agents have said we are ready to exchange and complete, can you confirm’….


Acted for cash buyers, who wanted everything done yesterday, booked removals within 3 weeks of the process starting and wouldn’t listen to any advice. Advised there is right to use a shared access but there is a current dispute. Now keep contacting us about the access!


Agent emails me a week after the memo is received asking for an update. I advise that it’s very early days and to wait two weeks before update requests. Agent then emails my client to say your solicitor is holding things up 🤬


I have an irrational hatred of receiving enquiries in grid format, accompanied with the sentence that ‘replies will not be accepted if not detailed in the grid’. I’d love to hear the Law Society’s view on that.


Email from seller’s solicitors Friday stating that their client wishes to complete around 21st. Reply and state that 21st itself would be great for our client and we submit our COT. Email today stating that their client is abroad on 21st so can’t complete that day 🤬


Been the only party in a chain ready to exchange for weeks. Above us in the chain finally ready and call me when I’m in with a client. Then come out with missed calls from 2 agents and client stating that the rest of the chain can’t get hold me me to exchange 👍
