I recently visited several storage facilities here in Tampa, dropping off agency info for owners. Every property manager was excited to chat. Even if they didn’t need marketing. People are afraid to get up from behind the desk. In-person interactions are still critical.
For tradeshows, do you prefer a booth / setup on the floor or a nice private suite away from the crowd? Tradeshows have come a long way over the last 10 years.
In terms of maximizing social media: Industrial and retail brokers seem to be miles ahead of other asset classes. Leasing experts in general are WAY ahead of investment sales brokers. I came from investment sales. We’ll see how that shifts over the next few years 😏
RoboVault! By far the most interesting storage deal I’ve been apart of. Witnessing the marketing behind the scenes for this one was insane. It traded years ago. Luxury automobile, wine, and fine-art storage. Amenities were endless. Beautiful asset in Ft. Lauderdale.
I always thought it would be more stressful to shoulder the weight of running a company, versus staying in a W2 job. I was wrong. Even with more responsibility than ever, it is WAY less stressful when you are in full control.
How closely do you review flyers and offering memorandums from your marketing team? When I was a full-time property marketer, I preferred multiple rounds of revisions vs. the broker not reviewing it at all. Best way to avoid mistakes when sending final product to clients.
How much will SORA from Open AI impact animated video experts? 🤷♂️ Will be buggy at first but before long you’ll be able to create movie with a prompt 🤯
On the recent topic of leaving big brokerages, check out the most inefficient way to add up all your collateral. 😂 This was on my last day at CW, 6 years ago. No sensitive deal details, just closing prices for anything I worked on. Notepad & Dr. Grip pen. 😎
Big brokerage, small brokerage, for either one, the root of many issues largely revolves around who is at the top. Even in smaller firms, there are principals and executives that will try to put the logo first. Evaluate the top voices, anywhere.
