We've run our presidential forecast 38 times since yesterday morning and at no point have Biden's odds been lower than 88.8 percent or higher than 89.8 percent. Trump can win but polls that people are getting very excited about/mad at/etc. aren't really changing the picture much.

If the word "gentrification" can refer to an indie coffee shop or a $5 billion football stadium I think we need more specific language for the mechanisms of neighborhood change.
Horizontal and vertical sprawl are the dinosaurs of an ending fossil-fuel age of synthetic culture. Excessive dilution or concentration of settlement in the wrong locations, materials, & climate don't make any more sense when dressed in a traditionalist or modernist curtain wall.
