I’m a fan of 6-unit, 3-story brownstones. Typically, each UNIT has a parking spot (NOT each bedroom!). They work equally well on corridors or within neighborhoods, depending on setbacks #YIMBY #moreneighbors @Evolve_Austin @AURAatx #codeCronk

Let's talk #CodeCRONK "transition zones." AIUI, last night's agreement was a @MayorAdler compromise akin to the ADU/SF-2/parking deal in 2015. TZs will be 5-lots deep with a min density in the TZ of a 4-plex. This is a huge step up over #CodeNEXT.

Agreed that it’s already baked in. It’s gonna be the latest ratcheting up in the code. Once you bring in some facet - setbacks, height, IC, etc - you never get rid of it. VMU brought density bonus, McMansion brought FAR, and now both are all over #CodeCRONK
Re: @NatashaD1atx amendment for neighborhood commercial - there is an existing infill tool allowing low-impact commercial like shops on corners. It just wasn’t adopted in many neighborhood plans. We know how to do this. We’re just choosing not to. #ATXLDC (not #CodeCronk)
Sadly, though, the #CODECRONK convo in #atxd7, #atxd9 shows that local, priviledged preference continues to #NIMBY. A fantastically intergenerational fit in a self-proclaimed progressive city. Every dwelling pushed to the fringe is another ~10 tons of carbon emissions, per year.

Is there a provision for lots that are under 5k sqft in #codecronk? My read is that nothing can be built on them. Even townhouses and attached houses require multiple lots together that add up to at least 5k sqft.
