In the last 14 months, Alchemy obtained 20 approvals for Executive Directive 1 affordable housing projects in the City of LA, comprising 1,290 dwelling units and representing 10% of all ED 1 approvals granted during that time period. Here are a few examples (1/2):

Building on this pro-ED 1 (and pro-development consultant) thread, I submitted the 100% plan check application for a 53-unit affordable housing project in West LA, also involving @GeorgeAshdown0, on 7/14/25 and we broke ground on 9/22/25.
Submitted a request for new service to LADWP for a new construction multifamily building in the valley on Jan 6 2024. Building fully metered and energized 10/22/2025. Total time? 20 months.

Y'know the theory that new apartments are all vacant? Berkeley registers units in a rental registry and passed a vacancy tax in 2022. Not a single new apartment had a vacancy hit 6 months. Only old apts & houses did, amounting to 1.6% of the city's homes. berkeleyside.org/2025/09/08/ber…
