Arbitrary Lines: How Zoning Broke the American City and How to Fix It a.co/d/aPlq04R
This is rather obviously the sort of project that, once it's built, it will be hard to understand why anyone was ever opposed.
My hot take for 2 Takes: The proposed 750-unit apartment complex at the Marina Safeway site is beautiful, actually. Yes, it makes a statement, but it also flows into & complements the environment around it. When it comes to new development, beauty matters.sfchronicle.com/opinion/emilyhโฆ
Another really good looking SB 1123 project proposed in LA
Woah... from an SB 1123 project proposed in the Fairfax neighborhood of Los Angeles

On the one hand, congestion pricing saves your city from turning into a giant traffic sewer. On the other hand, it also cleans up the airs and saves kids from developing asthma. Who's to say?
Wow... NYC's congestion pricing has led to big drops in PM2.5 and improvements in local air quality.
We often talk about new housing like it's pollution to be allocated around. But I think living in or near a town center like this would be seen as actively quite desirable by many.
This is a brand new suburban Transit Oriented Community in Paris. I refuse to believe we cannot build new suburban โurban centersโin Toronto/Ontario like this, respecting our own local vernacular as well. Donโt tell me nice things arenโt possible in Canada.
"A miscalibrated IZ policy (where the IZ tax exceeds the payment to developers) raises rents market-wide, by killing marginal projects and reducing supply."
Funny to watch DC Republicans fall into the "everything bagel" mode of policymaking that has so derailed Democratic policymaking in California. "What, no mandate associated on MY tangential policy priority? Kill it!"
But yes, since the ROAD to Housing Act does not even *mention* family status in its text, since it doesn't even ask grant applicants to even *check and see* what the family characteristics in there area are, yeah, it's clearly got problems that must be fixed. As is, were I inโฆ
