For decades Newton, MA had no by-right zoning for multi-family housing. All MF development required special permits or rezoning - political votes of city council. Tonight Newton passed reform. MF allowed by-right in several village centers. Win for state + local leadership!

Never forget that when Seoul, Korea removed the Cheonggyecheon expressway in 2003 and replaced it with a restored stream, 1000 acre park and improved transit, not only did it transform the city’s public life & economic success, but the traffic got better. The traffic got BETTER.

Massive, massive win for transgender people out of my birth state of Louisiana. Louisiana becomes only the 3rd red state to beat back a total gender affirming care ban for trans teens. Activists there should be truly proud. This was not an easy task.

Many suburbanites benefit from implicit housing & transportation subsidies as well as unpriced environmental externalities. Also homevoters in low-density, high-amenity urban neighborhoods refuse to allow more housing, driving up rents. All policy/political choices.
